Pre Design Services

  • Existing Conditions - usually necessary to initiate design work for existing buildings (additions and renovation work), Existing Conditions drawings typically involves field measuring the existing building and creating the appropriate drawings (floor plans, elevations, building sections, etc). A Site Survey showing the property lines and existing buildings on the site (performed by a licensed surveyor), may also be necessary for some projects.

  • Programming - an important part of the early design process, Programming is a thorough evaluation of a client’s interrelated values, goals, aesthetics, and budgetary needs. Programming prioritizes these needs, facilitating the design process and improving the quality of a project.

  • Zoning and Planning - an evaluation of the regulatory constraints on a project site and how they influence building type, placement, height, massing, lot coverage, open space, parking requirements, etc.

  • Site Analysis - a multiscalar study of a project site with regard to geography, climate, solar orientation, vegetation, access, utilities, easements, etc. 

Design & Construction Services

  • Schematic Design - initial design concepts that address general scope, scale, and relationship between major components. Schematic Design begins with the evaluation of the program, budget, and site analysis, resulting in loose strategies for solving “the design problem”.

  • Construction Documents - the development of a schematic design into a set of documents, both drawings and specifications, from which to bid/permit/build. The granularity of details can vary depending on the project goals.

  • Construction Administration - provide pre-construction and construction phase services including Bidding & Negotiation, contract administration, construction observations, respond to requests for additional information, review submittals and Contractor’s requests for payment.
